Jensen Beach, Florida: Homes, Lagoon Living & a Small-Town Downtown
Welcome to Jensen Beach, a waterfront community on the Indian River Lagoon in northeastern Martin County, just north of Stuart on Florida's Treasure Coast. Here you will find a small historic downtown, public parks on the water and Atlantic beaches across the causeway on Hutchinson Island. Whether you are buying, selling or simply exploring, this guide is a friendly place to start, and we are always glad to talk it through.

Local knowledge from Tom Power:
- The feel: Jensen Beach is a relaxed coastal community on Florida's Treasure Coast, just north of Stuart. Its appeal is a small downtown, waterfront dining, boating and easy access to Atlantic beaches. It has a colorful "Old Florida" feel, with pineapple decorations reflecting its history as the "Pineapple Capital of the World."
- Downtown: A compact, walkable area around NE Jensen Beach Boulevard and Indian River Drive, with independent shops, galleries, cafes, restaurants and bars. It is a good place for a leisurely meal and browsing.
- A useful distinction: Downtown sits on the mainland beside the Indian River Lagoon. The ocean beaches are across the causeway on Hutchinson Island.
- Jammin' Jensen: Jammin' Jensen has been a regular downtown Thursday-evening gathering with local artists, vendors and live music. Check the calendars under Events and calendars below for current event details.

Where Jensen Beach Is
Jensen Beach is an unincorporated community in northeastern Martin County, on the Indian River Lagoon just north of Stuart. It has no town or city limits of its own and is served through Martin County government. The name is also used more broadly, and a Jensen Beach mailing address (ZIP code 34957) can be in a different jurisdiction, so confirm the exact location of any property you are considering with Martin County's Property Information Lookup.
Housing Options
Housing choices in the Jensen Beach area include mainland houses, cottages, condos and island properties. Here is what to keep in mind with each.
- Mainland houses. Houses on the mainland side of the lagoon. For the downtown core, Martin County's redevelopment plan describes a continuation of "the casual Jensen Beach atmosphere," with a mix of uses, an active street life and Florida vernacular architecture. Look up the flood zone for any address early in your search.
- Cottages. Cottages fit the area's "Old Florida" feel. Discover Martin, the county's tourism office, describes charming Florida cottages lined with picket fences and carved pineapples, surrounded by historic porch-fronted homes. Ask what updates have been made and how the home is insured.
- Condos. Ask for association documents early. Martin County does not enforce private deed restrictions or HOA/POA bylaws, so fees, rental rules and approval processes come from the association itself.
- Island properties. Hutchinson Island is across the causeway, between the Indian River Lagoon and the Atlantic. Island properties bring their own questions about flood zones, insurance and, for oceanfront, sea turtle lighting. See Waterfront Considerations below.
Zoning, permits and school zones depend on a property's exact location and jurisdiction, so confirm them with the applicable authority before you buy, build or list.

Waterfront Considerations
Much of life here is tied to the Indian River Lagoon, with ocean beaches across the causeway. Both bring questions worth asking before you buy or list.
- Flood zones and insurance. Martin County explains that every property is in a flood zone, that standard homeowner's policies usually exclude flood damage, and that flood insurance is required for federally backed mortgages in Special Flood Hazard Areas (zones beginning with A or V). Look up any address on the county's FEMA Flood Zones Map, and ask about an Elevation Certificate. Talk with an insurance professional early.
- Docks, seawalls, boat lifts and other work. Permit requirements depend on the property's jurisdiction (see Housing Options), plus state and federal agencies where required. Ask whether existing structures were permitted and what condition they are in.
- Boat access. The Indian River Lagoon includes the Intracoastal Waterway and carries a lot of boat traffic. Boat owners should check water depth, bridge clearances and the route to the ocean against their boat's size.
- Oceanfront and sea turtles. Martin County's sea turtle nesting season runs March 1 through October 31, and the county asks that patio and indoor lights not shine onto the beach. If you are looking at oceanfront on Hutchinson Island, ask about exterior lighting.
- Storm and tide planning. Hurricane season runs June 1 through November 30, and evacuation zones differ from flood zones. The county also posts King Tide dates in the fall.
Downtown Jensen Beach & Getting Outdoors
Downtown Jensen Beach sits along the Indian River. Visit Florida describes a walkable strip of restaurants, bars and shops with a charming, small-town feel, and notes that the community was historically known as the "Pineapple Capital of the World."
Indian RiverSide Park, at 1707 NE Indian River Drive, is a 63-acre Martin County park on the lagoon. It has a three-quarter-mile walking path and mangrove boardwalk, a 780-foot fishing pier, a free interactive splash fountain, a beach area and four picnic pavilions, and it is home to the Treasure Coast Children's Museum and the U.S. Sailing Center. Jensen Beach Causeway Park, at 2004 NE Causeway Boulevard, has a bike path, access to boat ramps, picnic sites, restrooms and a playground, and is described as a favorite with fishermen.
Across the causeway, Jensen Sea Turtle Beach at 4191 NE Ocean Boulevard is a county beach with lifeguards. Visit Florida lists showers, restrooms, picnic areas with grills, pavilions, sand volleyball courts, a concession stand and free parking, and notes that dogs are not permitted at Martin County's guarded beaches. Check the county's Safe Beach Day tool for current conditions before you go.
Farther north on the island, Normandy Beach is a one-acre St. Lucie County beach access at 8550 South Ocean Drive. It has a Jensen Beach mailing address but is on the St. Lucie County side of Hutchinson Island, so it is not one of Martin County's guarded beaches. St. Lucie County lists a pavilion and eight paved parking spaces, and hours of dawn until dusk.

Getting Around & Schools
Martin County's Marty bus system runs fixed routes on weekdays, typically 6 a.m. to 8 p.m., and is currently fare-free. Use the county's MyRide route map to see whether a route serves a particular address. By car, Indian River Drive follows the river through the area, and the Jensen Beach Causeway leads to Hutchinson Island. Because drive times vary with traffic and season, test your own route.
Public schools are assigned by the school district for the county where the home is located, using attendance zones based on the home's address, and boundaries can change. For Martin County, check the district's Attendance Boundaries page and confirm with the district for any property.
